Must pass background check.
Follows standard office procedure and performs normal duties with minimal supervision.
Asks for advice or assistance when necessary.
Must be a high school graduate or equivalent with Microsoft Office and basic computer skills.
Must have a valid Oklahoma Driver's License.
Must be able to sit, stand, or walk on uneven surfaces for long periods.
Must be able to work in heat, cold, ice, and rain.
Must be able to bend, stoop, crouch, reach, or other awkward motions.
Must be able to lift, push, pull, or carry 20 pounds.

EXAMPLES OF WORK PERFORMED Responsible for visually inspecting to verify housing units under the Section 8 Rental Assistance Program are safe, decent, and sanitary.
Must read and keep current on HUD Housing Quality Standards.
Conducts investigation of subpar condition reports.
Coordinates, schedules and inspects housing units being considered for the Section 8 Rental Assistance Program in accordance with HUD regulations.
Schedules and conducts annual inspections to verify dwellings still meet required standards.
Completes required data entry, filing, downloading of inspections results, notifies parties of deficiencies and track deficiency until corrected.
Interprets and explains housing quality standards, regulations, and policies to owners, managers, applicants, clients, and other persons as appropriate.
Investigates complaints pertaining to HQS, improper maintenance, and other matters pertaining to the condition of the rental unit, or other tenant/landlord complaints as directed.
Conducts all assigned inspections and works in a tactful and diplomatic manner to ensure the best possible public relationship.
Keeps the Section 8 Supervisor informed on problem areas that develop and other matters of concern.
Assists with maintaining an Owner Handbook, to be updated at least annually or as regulation changes require.
Prepares monthly reports.
Performs Annual Update of Utility Allowance Schedule.
Prepares Rent Reasonableness sheet on all initial, transfer and incoming clients.
Calculates, approves, and disapproves Rent Increases.
Assists Section 8 Supervisor with all Section 8 reports required by the Executive Director, NHA Board of Commissioners and HUD.
Perform other duties as required or assigned by the Section 8 Supervisor.
